to find a 4 Bedroom house in a good school zone in a budget which was less than the suburb’s median price. The client wanted to move in to the house once the kids had grown up and wanted to keep enjoying their lifestyle in an inner city suburb till they can.

The Strategy:

to find a property which could use a bit of work but ticked most of the boxes.

The Outcome

We found a property that needed it’s bathrooms, floors and heating/cooling systems done up much below budget and the suburb’s median.

The Challenge:

Budget was Sub $400K and wanted a subdivision potential while in the infamous 5KMS Melbourne Covid lockdown.

The Strategy:

to look at regional growth pockets.

The Outcome

we bought in Bathurst NSW town for $385K.

The Challenge:

to buy a property for sub $650K with subdivision potential and a rental yield of 4.5% at a minimum. And we had to exclude WA due to client’s past experience.

The Strategy:

to look for areas in other parts of the country which are undervalued while considering trends and data to find a pocket that is about to shoot up.

The Outcome

we bought a potentially subdivisible property (STCA) in Adelaide in February of 2024 for $578K with a rental yield of 4.75% and the property was valued at $625K on settlement day. $42K growth in 45 days before the client even owned the property – technically.

The Challenge:

The vendors were 3 siblings who wanted to help their Mum fund her aged care by ensuring they go the best deal. This was a 70 year old custom built home which offered tremendous opportunity for building equity .


The Strategy:

We just didn’t need to pick the right agent who has sold similar properties in the area – as this was an auction market we also needed an experienced Auctioneer who could sell the property at Auction.

The Outcome

It wasn’t easy, 3 buyers didn’t make to the auction and it was dead quiet except after 2 vendor bids, a bidder came out and bid hoping he’ll be an only negotiator. But then another bidder came through and we finally sold the property $60K above the reserve price.

The Challenge:

The owner would prefer a quick sale along with a great price- on a lifestyle property spread over an acre. She was down sizing and had already paid the deposit on the new one.

The Strategy:

With this being a lifestyle property we knew we have to find a specialist over a general sales agent.

The Outcome

Sold the property in 4 days of the 1st Open home for $30,000 over the vendor’s asking price in a market where the average Days on Market for such properties was around 75-80 Days.

Vendor Advocacy – Forest Hill, VIC

The Challenge:

A 70 Year old property which was a fixer upper or a knock down rebuild, double easement, narrow and had a slope – we were helping a client help his mum pay for health care and needed a minimum amount which was on the higher side of things.

The Strategy:

Take it to market and Auction it. Higher the best Auctioneer we could.

The Outcome

We sold the property successfully at a price which was $30,000 more than it’s closest comparable which had a single easement.
